We don't sell or install windows or gutters, push gutter guards, pressure wash your home, trim trees, or tack on extra services. We clean your windows and gutters and make the process simple. We use flat-rate pricing, we're insured, and we're locally owned and family operated. For gutters, we use state-of-the-art vacuum equipment that cleans from the ground to reduce ladder and roof risk and keep the job clean. For windows, we use a careful process built for a streak-free, spot-free finish. Either way, you get clean results and an easy experience.

We currently provide service in Austin, Round Rock, Pflugerville, Hutto, Cedar Park, Georgetown, Leander, Volente, Jonestown, and Liberty Hill. Within the city of Austin this includes neighborhoods across North, Northwest, and Northeast Austin. If you do not see your city listed, contact us to check availability. We are continually expanding our routes.

Do I need to request an estimate before booking?

No. Just Clean Windows & Gutters uses simple flat-rate pricing. Gutter cleaning is priced on the square footage of the home plus whether the property has a detached structure with its own gutter system, and window cleaning is priced on the number of windows. You don't have to guess what the service may cost or wait through an unnecessary estimate process. Because cleaning windows and gutters is all we do, we know what it costs, and now you do too.

How much does gutter cleaning cost?

Our residential gutter cleaning prices are flat rate:

• Homes up to 1,750 square feet: $175
• Homes between 1,750 and 3,500 square feet: $250
• Homes greater than 3,500 square feet: $325
• Residence with a detached structure that has its own gutter system, such as a detached garage or workshop: $325

Does the price change based on the amount of debris or the length of the gutters?

No. Our flat-rate pricing is based on the square footage of the home and whether the property has an accessory or detached structure with its own gutter system. Normal debris levels, gutter length, and typical property conditions do not change the flat rate.

Do you clean gutters on detached garages, workshops, or accessory buildings?

Accepted Answer

Yes. If the residence has a detached structure with its own gutter system, such as a detached garage or workshop, the property falls under the $325 flat-rate service level.

What if I book the wrong service level?

Accepted Answer

If the wrong selection was made at checkout, you can submit a change to your appointment using the confirmation link received by email after checkout. If a technician finds that the selected service level is not accurate for the property, they will attempt to contact the homeowner for approval to perform the appropriate level of service. If the customer is unavailable or declines the appropriate level of service, Just Clean Windows & Gutters reserves the right to treat the appointment as a cancellation without notice and offer a 50% refund, less a $15 processing fee.

How do I schedule service?

Customers can schedule a visit through our website, generally in less than 60 seconds. You will choose an appointment day during booking. A technician will then contact you through your preferred contact method to confirm the service window, generally 1 to 2 business days before the appointment.

Customers choose an appointment day online and then receive a service window from the technician. If the proposed window does not work, the technician will do their best to adjust to a more feasible timeframe.

What is your cancellation or rescheduling policy?

Accepted Answer

Rescheduling and cancellations are offered at no cost when completed more than 48 hours before the appointment. Cancellations made less than 48 hours before the selected appointment receive a 50% refund. All refunds are subject to a $15 processing fee.

We do our best to accommodate urgent needs. Please understand that availability may be limited due to prescheduled commitments. Customers should book the next available service day through the website.

Do I need to be home for gutter cleaning?

Accepted Answer

No. You do not need to be home as long as our technician has complete access to the gutter system at the front and back of the home. Locked gates, pets, vehicles, or other access issues must be addressed before the scheduled appointment.

What should I do before my appointment?

Accepted Answer

Please unlock any gates needed to access the gutter system, secure pets or other animals inside the house, and minimize furniture, yard items, or outdoor activities near the home so our team can reach the gutters without obstruction. If gutters are located above or near the driveway, please move vehicles before service.

What happens if you arrive and cannot access the gutters?

If a technician arrives and cannot access the gutters due to a locked gate, pets, blocked access, or another access issue, they will make reasonable attempts to contact the customer. If the issue cannot be resolved, Just Clean Windows & Gutters reserves the right to treat the appointment as a cancellation without notice and offer a 50% refund, less a $15 processing fee.

How long does gutter cleaning usually take?

In most cases, a smaller home takes less than 1 hour to complete. A larger home may take closer to 90 minutes depending on gutter complexity and whether significant issues such as clogs or downspout blockages need to be addressed.

What happens if the weather is bad?

Accepted Answer

Adverse weather may require rescheduling. This can include extreme heat, lightning, rainstorms, or heavy wind. If weather creates unsafe or unsuitable service conditions, the technician scheduling your appointment will help you select the next appropriate service day.

Do you need access to water or electricity?

We need access to an outdoor water spigot for water flow testing and downspout flushes. No electricity is needed because our gutter vacuum equipment is self-powered.

When necessary, technicians may relocate furniture or other objects in the cleaning area to help prevent damage. We do not cover flowers with tarps or blankets because covering them can crush them and cause more damage than falling debris. Customers should move vehicles from driveways if vehicles are located under a gutter system.

Every Just Clean Windows & Gutters cleaning includes the following, with no upsells and no surprises:

• Full gutter clear-out: We pull out the leaves, roof grit, dirt, built-up gunk, and any standing water sitting in the channels.
• Reachable roof debris: If we can get to it from the ground with the vacuum, we'll clear loose debris off the roof too, especially in the valleys and the other spots where water runs.
• Downspout flow check: We make sure water's actually coming out the bottom of the downspout. This doesn't cover underground drain lines.
• Light finishing rinse: We finish with a light rinse to move out any loose residue. We don't pressure wash your home, fascia, siding, or paint.
• Cleanup when we're done: Anything that falls to the ground during the job, we pick up.
• Bagged and set aside: We bag the debris and leave it by your trash bins, or wherever you tell us at checkout.

A standard gutter cleaning includes removing debris and residual gunk from the gutters, cleaning up material that falls to the ground during service, checking that water is flowing from the downspouts, and making service photos available through the customer portal. Downspout flushes are available as an optional add-on and are strongly recommended.

Yes, when it is easily accessible from the ground using our vacuum system. This includes debris in roof valleys and other water-flow areas. If we notice more significant roof or drainage issues that may require repair or attention by the homeowner, we will document them for review.

Do you clean the outside face of the gutters?

We perform a light rinse, but we do not pressure wash the exterior of the home. Pressure washing can damage fascia and paint, especially on older homes. We do our best to minimize and remove surface residue, but significant discoloration may require a house cleaner or painter.

Will gutter cleaning make a mess around my home?

Accepted Answer

Conventional hand cleaning, pressure washing, or leaf blowing can create more mess around the home. It can leave mud and debris on the roof or side of the house, create unsightly drips, and sometimes blow material back onto the roof where it can return to the gutters. Just Clean Windows & Gutters uses state-of-the-art vacuum cleaning tools to suction away debris and stagnant water, helping minimize mess and reduce unsightly gutter drips.

What happens to the debris removed from my gutters?

We bag all waste into small, manageable portions and leave them with your waste receptacle, disposal, or waste management provider.

Yes. If you have noticed clogs or water flow concerns, be sure to select the downspout flush at checkout so the technician can address downspout issues during the appointment.

Do I need to add a downspout flush, or is regular gutter cleaning enough?

We encourage customers to include a downspout flush so the technician can check for potential clogs or flow restrictions that could cause water to continue backing up into the gutter channel. We recommend downspout flushes at least once per year to help clear stuck debris.

Can clearing a clog require taking apart part of the downspout?

In some cases, clearing a stubborn clog may require disassembling a portion of the downspout. The technician will address what is reasonably needed to clear the downspout during the selected service.

Do you service underground drain lines?

No. Downspout water flow testing is limited to the visible downspout opening. We do not service, clear, inspect, or work on underground drain lines.

Yes. If you see water overflowing from your gutters, schedule service as soon as possible so the issue can be addressed and water can flow properly before more rain arrives.

Yes. We can clean gutters with gutter guards installed, and the flat rate is the same. Gutter guards do not completely prevent debris buildup. Asphalt particulate from shingles and organic matter can still collect inside the gutter system, which may contribute to algae, detritus buildup, insects, and other issues.

No. Just Clean Windows & Gutters is a cleaning company, not an installer or contractor. We don't sell, install, or repair gutters or windows. We also don't install gutter guards, re-slope or replace gutter sections, clean roofs, pressure wash homes, tint or replace glass, trim trees, or clear underground drain lines. We clean windows and gutters. That's it.

Yes. We service homes with rain chains as well as traditional downspouts.

Do you service gutters connected to rain barrels?

Yes, we can service the gutter system, but we do not service the rain barrels themselves. Customers should disconnect rain barrels before service, or the technician may disconnect them with the homeowner's supervision before cleaning to help prevent damage or clogs in the rain barrel system.

Do you clean gutters on homes with solar panels, satellite dishes, or other roof-mounted equipment?

Yes. This is one reason our ground-based vacuum cleaning method is helpful. It reduces the need to walk on the roof or place ladders near roof-mounted equipment. If debris has accumulated near solar panel supports or roof-mounted equipment, technicians will attempt to remove it with suction when safe, but will stop if they believe the equipment could be damaged.

Do you clean gutters on metal roofs, tile roofs, or specialty roofs?

Yes. Our process does not change for metal roofs, tile roofs, or other specialty roofing materials. Ground-based vacuum cleaning is well suited for structures with slick or specialty roofing materials that may be more dangerous to access by ladder or by walking on the roof.

Do you clean gutters on homes with covered patios, pergolas, or screened porches?

Yes. If access is not feasible because a covered patio, pergola, screened porch, or other structure blocks part of the gutter system, the technician will notify the customer and attempt to reach the area from adjoining roof access when safe and feasible. If an area cannot be serviced, the customer may request a partial refund based on the percentage of the gutter system that is unserviceable, less a $15 processing fee.

Yes. Townhomes, duplexes, condos, and attached homes can be serviced and are treated like single-family residences for pricing, based on the number of floors.

Do you service rental properties or homes where the person booking is not the occupant?

Accepted Answer

Yes. We service rental properties and homes booked by landlords, property managers, caretakers, or adult children booking for a parent. The booking party is responsible for notifying the occupants. If service cannot be completed because the occupants were not properly notified, the appointment may be treated as a cancellation without notice and the customer will receive a 50% refund, less a $15 processing fee.

Yes. Vacant homes, homes for sale, and recently purchased homes can be serviced with no change to the process. For homes that are currently listed or will be listed for sale soon, we strongly recommend gutter cleaning as a preparation checklist item to help inspections and buyer showings go more smoothly.

We protect your landscaping, siding, and interior while we work, clean up after ourselves, and can provide service photos so you know the job was completed with care.

Do you clean the inside of my windows?

Interior glass cleaning is available as an add-on. A standard cleaning covers the exterior glass; if you'd also like the inside of your windows cleaned, simply add interior glass when you book and the technician will include it in your service window.
